KK線「Tokyo Sky Corridor」に接続する「京橋三丁目東地区」再開発事業
東京建物は、権利者らと推進中の「京橋三丁目東地区第一種市街地再開発事業」において、東京都知事の認可を受け、市街地再開発組合が設立されたことを発表した。

計画地は京橋と銀座の結節部に位置し、中央通りのにぎわいの連続性を創出する拠点形成を図りながら、国際都市東京における回遊性の高い玄関口を形成する。
計画では、京橋駅と接続する地下歩行者通路と地下駅前広場を整備し、東京駅から京橋駅を接続する地下歩行者ネットワークを拡充。東京高速道路(KK線)を歩行者中心の公共的空間へ再生する「Tokyo Sky Corridor」とも接続し、西京橋ビル・東京橋ビル・新京橋ビルの上部空間を緑豊かな歩行者空間に転換することで、地上とTokyo Sky Corridorをつなぐ縦動線の整備に協力する。
にぎわい創出を目的とする都市機能として、アート・ものづくり文化に関する発信機能と育成・交流機能を有する施設を整備。若手アーティストの作品を発信するなど、発信機能と育成交流機能を一体的に運営していく。
外国人観光客やビジネスワーカーの需要を満たすサービス水準の高い付帯施設を持つ、国際水準の宿泊施設も整備する。
その他、災害時における帰宅困難者の一時滞在スペースや防災備蓄倉庫、自律・分散型エネルギーシステムとしてコージェネレーションシステムと非常用発電機なども整備する。
所在地は、東京都中央区京橋三丁目地内。建物は地下4階、地上35階で高さは約180m。敷地面積は約6,820m2、延床面積は約164,900m2。
KK線は、銀座を取り囲むように走る全長約2kmの高架の自動車専用道路。首都高速道路の新たな都心環状ルート(新京橋連結路)が整備されることから自動車専用道路としての運用を取りやめ、歩行者中心の公共空間「Tokyo Sky Corridor」として再生される。全区間の整備完了は2030年代から40年代を想定しているが、一部区間は前倒しで早期開放していく方針。
