築地市場跡地に5万人スタジアムやMICE施設 三井不動産らが再開発
東京都は19日、築地市場跡地の再開発の事業予定者について、三井不動産株を代表企業するグループ「ONE PARK×ONE TOWN」に決定した。中核となる5万人規模の大規模集客・交流施設やMICE施設などを水辺に整備する。

グループの構成員は、三井不動産を代表企業とし、トヨタ不動産、読売新聞グループ本社、鹿島建設、清水建設、大成建設、竹中工務店、日建設計、パシフィックコンサルタンツ、朝日新聞社、トヨタ自動車。所在地は東京都中央区築地五丁目及び築地六丁目各地内。2018年に豊洲市場に機能移転した築地市場の跡地を中心とした19万4,679m2の大規模開発を行なう。
再開発では、東京のウォータフロントの「新しい顔」を目指す。舟運や空飛ぶクルマ、地下鉄新駅を見据え、陸・海・空の広域交通結節点を形成する。
5万人規模のスポーツ大会、コンサートなどに対応可能な全天候型の大規模施設集客施設を軸に、国際会議などに利用可能なMICE施設などを整備。集客施設には、ラウンジやスイートルーム、貴賓室等のホスピタリティエリアも設置する。また、イベント時以外はコンコースの一部を開放。ウォーキングやジョギングなどのコミュニティスペースとして活用する。屋上の緑と浜離宮恩賜庭園の緑が連続して見渡せるビュースポットなども整備する。
MICE施設は1,200人規模のホールルームを中心に、エリア内の各機能を活用し、国際学会から数万人規模のイベントに対応。観光利用の舟運ネットワークやナイトクルーズに加えて、近隣の浜離宮恩賜庭園や築地場外市場などの観光資源を生かした築地ならではの「アフターMICE」を提供する。
また、築地場外市場の活気を引き込むプロムナードを形成し、にぎわいの空間を創出。築地ブランドを発信し、「食」や「文化・芸術」を堪能できるフードホールやシアターホールを整備する。シアターホールは1,200人規模。
近隣の医療機関と連携した、ライフサイエンス分野のイノベーション拠点も整備。隅田川の河川水熱を利用した熱供給施設を設けるなど、再生可能・未利用エネルギーの活用による省エネも推進。大規模な緑化により緑被率40%を確保する。
2025年度に先行にぎわい施設に着工。2032年度を目処に大規模集客施設を含む第一期建築工事を完了し、2038年度に第二期建築工事を完了予定。
