五反田の新TOCビル、36年以降着工へ延期 耐震補強で利用継続
テーオーシーは、2033年着工を予定していた「新TOCビル」の着工時期について、2036年以降の着工に延期した。
東京・五反田のTOCビルは、築後50年以上が経過したこともあり、2021年に新TOCビルの計画を発表。当初は2023年春の着工、2027年の竣工を予定していた。TOCビルについては2024年3月末に一度閉館し、解体後に新TOCビルを着工する計画だったが、その後、建築費高騰などを受け計画を大きく変更。現在のTOCビルを当面解体せず、現在のTOCビルをリニューアルしながら運営を継続する方針に変更された。
2024年9月にはビル賃貸と催事事業を再開し、現在は耐震補強工事が並行して行なわれている段階で、順次リニューアル工事やメンテナンスを実施。耐震補強工事は2026年12月末には完了する予定。
現在のTOCビルの稼働状況は、2025年9月末で稼働率41%の見込み、2026年3月末で65%を予定している。
着工時期は2033年とされていたが、今回さらにリニューアル等による投資効果を享受する観点を踏まえ、2036年以降の着工へと変更された。
